Hi all, I'm a singapore citizen who is currently residing and working in overseas. I'm planning to buy a resale HDB flat for rent out. However, I have a couple of enquires right now.... which includes the following:

1. May I know can I rent out the entire flat without fulfilling the 5-years MOP requirement (i.e. renting out immediately after purchase)?

2. For renting out only the bedrooms, do i have to fulfill the 5-years MOP or I can rent out immediately? And Is it compulsory for me to stay in one of the bedroom in order to rent out the other bedrooms? Also, do I have to appoint an attorney for managing my flat?

3. Can i apply for exempting the requirements on renting out the entire HDB flat or
just bedrooms based on special cases (i.e The owner is currently residing in
overseas), and how high would be the success rate?

Hi,
HDB homes are for your own living. You are not allowed to rent them out if you have not completed your MOP.

There is no exemption allowed for non-occupation and non-completion of MOP. So, if you are serious about buying a property in SG, suggest you buy a smaller condo which does not come with such regulations and you can easily rent them out.

Good afternoon Sir/ Mdm,

Lets check out private property for investment purposes instead of HDB due to its wholesome restrictions.

1. You need to fulfil 5 years MOP before you can rent out whole unit.

2. If you intend to rent out bedrooms, you need to physically occupy one of the bedrooms to be eligible in which its not impossible as you are overseas.

3. You can apply special approval to rent (case by case basis) within MOP but MOP will only kickstart when you are back in Singapore occupying the unit.
