Hi all,

I have a question regarding the HDB valuation and resale.

Lets say i am interested in buying a 5-room resale HDB with my wife. And we have agree with the owner at a price of $500k.

After the valuation the report come back and it is value at $650k.

Is it possible that i am still able to purchase the flat at $500k or is there any limitation in the difference of price between the offer price and valuation price?

Hi,

The ball is at your court once Seller granted you the OTP.

If the OTP price is $500k, and valuation is $650k, you can just exercise your OTP and the Seller will have to sell the flat to you at $500k.

There is no specified limitation, but having said that, I do not think there will be such a HDB flat that sells at $150k below valuation in today's market.

Hi,

If agreed OTP price is 500k and valuation comes out at 650k, as long as buyer choose to exercise the OTP, the price will still go through at 500k.

However it is extremely unlikely to see transactions 150k below valuation in today's market. After all our economic fundamentals are still sound and unemployment rates low.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.
