Since you are taking less than 55% LTV, yes we can go for 35 year loan tenure, which means your loan can potentially be higher. Your bonus will only be recognized at a haircut, so after haircut if based on $11550 per month income, good credit score and no other loans, will be eligible for up to 713k loan. So adding the other funds, you should be able to purchase around $1.4mil.

Structuring of loan is pretty standard, thus it will depend on your LTV if you are looking to stretch the loan tenure to increase the loan quantum. I can arrange for a banker to assist you in working out these numbers to allow you have a peace of mind instead of just purely basing on estimation. Importantly, my gut feel is that the EC that will launch in Tampines will likely be above $1.5m for 3 bedrooms, so it is best that you have a more accurate financial analysis now and be ready for the launch. Do you own any existing HDB currently? Will you be affected by resale levy? These are some of the additional considerations you may wish to look into as well.
