Hi all, can I check if 4rm & 5rm Resale HDB flat sellers are still asking for COV nowadays in 2017 ?

Does COV also apply to 3rm Resale EC as well?

If yes, Would you know how much sellers usually ask for, for HDB Resale 4rm, 5rm and EC 3rm units nowadays?

I'm a single, above 35 yrs old, looking at buying either a HDB Resale 4rm or 5rm flat in the East near to town center,or a Resale 3rm EC anywhere as long as its near to town.

Hi Sir,

COV (Cash over Valuation) is possible for HDB flats, especially in highly sought-after locations.

As for resale EC, it is considered a private property, and if you were to pay above the valuation the bank gives to the property, you will have to top up in Cash. However, the chances of this happening is slimmer, as the banks usually will be able to match the purchase price, especially that now is a Buyer's market where resale prices are soft.

However, do take note that most EC locations are further away from town, in the North, East, North-East and Western part of Singapore.

Afternoon,

For the unit models that you are looking at, there are still sellers asking at higher than valuation pricing. However, we will need to know the preferred location and age of the unit. Looking at HDB unit within Bugis, Kallang, Dakota and Jalan Sultan, they will definitely demand higher than standard transaction pricing unless the seller have ethnic ratio issue.
