hi all, appreciate gurus reply here than private email or calling, i just need to know how much overall cash is need to pay upfront for a resale condo of 1.15m, it will be 2nd property for invest or own stay, my current hdb fully paid n likely to rent out. we able to get 80% loan for 20 yrs,our total cpf able to deduct is 170k after setting aside half min. sum,so how much more for cash to be paid???.thanks all guru who able to post yr pro answers here..

Good morning, you need to fulfill these before eligible to purchase a private property. Have you fulfill your flat's MOP? Is your household has at least a Singapore citizen? Because if your household is a SPR, you have to sell off your HDB within 6 months from condo purchase completion. If you are a SC household, you will be subject to 7% additional buyers stamp duty while a SC/ SPR household is subject to 10%. Thus you will need around $175k cash if you take into consideration 20% downpayment, estimated 3% buyer stamp duty, 7% absd, $3k legal fees, valuation fee, stamp duty for mortgage and your excess $170k cpf oa funds into consideration. Apologies for late reply cause Pguru doesn't notify us if anyone replies to our post. If both of you are Singapore citizen (7% ABSD) and you have excess $170k CPF OA funds after keeping aside minimum sum of $74k for each person, cash outlay should be around $170k. I can email you the financial plan that I drafted out if you are keen. If you never take your $170k CPF OA funds into consideration, yes the total cash outlay could be around $340k.
