Hi Agents

Me and my husband purchased a 3NG flat in Ang Mo Kio area in 2010. Our blocked completed with the LUP and we've paid for LUP. HIP is done in Jul 2016 but have not bill.

If we intend to sell our unit what is the market rates so far? Our unit is at 3rd floor, next to corner, renovated and ready to moved in condition.

We are also looking for getting a 4rm or 5rm unit at the budget of $450k - $480k after grant. We have not get any grant from HDB or CPF when we purchased our current resale unit.

What is your suggestion on when will be the best timing to sell and buy? As i'm not sure when we will receive the bill for the HIP.

Hi,

If moving is due to family reasons of family expansion, I guess there's no "best time" as its always subjective to family requirements. Typically, the HIP bill will only come in 1-2 years after HIP for the whole block is done, hence it might not reach you in the short term.

The price attainable also depends on facing, size and location and unit condition. I assume yours is 67sqm? May I know the rough location of the block? I have transacted a few units at ang mo kio and will be happy to share more on the full financial picture and how we can approach the upgrade smoothly.

Regarding for the HIP, Normally the town council will send the bill to owner about 1 year after the completion. You can call the AMK town council to check roughly when they will bill the residents.
Since you are upgrading your house so it doesnt really matter to you.

The billing of HIP is unlikely going to be a huge concern by prospects who are interested in the precinct you are in therefore do not be over concern in this aspect. Buyers who wants to use this HIP billing to negotiate are usually the ones who will be most interested in your unit as they try to bring down the prices as best as they can.

We will probably need to sit down for further discussion such that you are able to understand more about the timing involved in the entire process, the various milestones and commitment such that you will be better prepared for the entire journey of upgrading.

There are various phases of flats in AMK estate and pricing differs a fair bit especially when the age of the block is concern, due to loan restrictions and CPF withdrawal limits.

The price range for a 3NG flat in Ang Mo Kio is in the range of $320,000 to $350,000. You do not need to be worried about the HIP bill as the incoming buyer will be liable to pay if the invoice is billed after your sale.

It is important to plan the sale and purchase so that the upgrade can be proceed smoothly without the need for you to find a interim place to stay. I have assisted many of my clients who are in a similar situation as you to upgrade successfully.
