Hi,

How high floor is the unit? At blk 156, an 5I unit between 13 to 15 floor transacted at 448K during March 2015. It also depends on unit condition, facing etc. Thanks and hope to understand your housing plans further before value-adding further.

Dear owner,

Valuation of your home will only be done after you and the buyer have come to an agreed price, therefore you will not know if you are selling above or below value, unlike the previous procedure where valuation is done first before sale usually. All asking prices reflected on advertisements are owner's guide or derived from their own calculations based on their post sales planning.

You are still able to put up your unit for sale at $500k and make adjustments along the way. Whether can it be transacted at that price will depend on what the buyers perceived, but I must say that within a 6months period where only 1 unit has been sold, the demand factor isn't exactly strong. You may want to look further into your financial planning in this downgrading process.

The calling price of your unit should be around $440k to $460K based on the past transacted price. But of course I will still need to look at your unit to have more accurate assessment. High floor with unblocked view will definitely be a huge point that we have to emphasize to buyers.

Just 2 weeks ago, my team and myself managed to sell off an unit for our seller in the west and we sold the property in just 1 day. And we managed to sell the house at a higher price than what the seller initially wanted to sell. Of course we cannot guarantee that for every house we sell but we do have a set of sales strategies that can help us to achieve that when the opportunity comes.
