Hi Agents, i'm keen on downgrading my HDB from 5rm to 4A. Area is Jurong West St 64 as its near my son's West Grove Primary school. Current blk 685A Mid flr 5rm 110sqm, aiming to sell at 525k. i love the same area thus looking for 4A at same area, looking at Blk 683 to 686 only, not facing Car Park, avoid low level up to 4th flr, 5th and above is great, small chinese ethnic family. Budget for 4A is 350k.

Understand process delay might incur additional rental to hold before getting the 4A, but willing to nego with buyer on 3mth rental of current 5rm at market rate while waiting for 4A key collection.

    as per described, thats my plan, to sell my 5rm flat at 525k, and buy a 4A flat at 350k. area also as indicated. future plan would be to hold on to the MOP of 5yrs fully paid 4A flat for 5-6 years till completion of my son's primary education before i step forward to a Condo as my 2nd property.
Hi Mark,

I am assuming that your existing 5room flat is reasonably well renovated to target $525k based on your description on a mid floor in comparison to the recent transactions where most units in the vicinity achieving above $500k mark are the higher floor units. Out of the last 30 comparable units sold and recorded based on data retrieved from SRX, there are a total of 26 transactions that has clocked in $500k and below, with the lowest transacted at $395k. This target selling price has reasonable probability to achieve however, for your purchasing target at $350k, only 5 comparable units were transacted below $350k out of the last 30 units transacted in the area. This can potential pose an issue for your downgrading plans given that you maybe left without a unit to purchase given the purchasing guideline set out.

I have generated some statistics where I can perhaps share with you at your convenience such that you can make a more informed decision moving forward and set out a more realistic objective on your downgrading process.
