Hi Agents,

I'm a first time buyer. Understand there are more flats reaching MOP in 2022 vs 2021, do you think resale price in 2022 for 3-room (2br) will decrease because of increased supply, or continue to increase because of BTO delays?

I wonder if sellers for flats who just MOP, ask for a price expecting buyers to bargain too, taking advantage that there are little or no previous transacted prices?

Too much analysis leads to paralysis.

Seller will ask for a high price ; buyer will want to buy at low price.

Hi,

1) Not sure where you read the data from, but this is very close to reality.
2) But because the key collection is in a staggered phase, thus not all at one time. We won't know exactly will the mass MOP flats put up in the market in 2022 or 2023.
3) According to data retrieved from data.gov.sg, the number of HDB flats reaching MOP in 2022 should be around 35,210 compared to 26,025 in 2021.
4) Do not forget that it was partly due to many MOP flats coming into the market that had pushed up the price in 2020. Other than the side effect from covid-19.
5) So maybe the resale price in 2022 will push further higher due to the delay of BTO with the huge number of flats reaching MOP.
6) Due to the fact that the market took some time to react to the changes of events, supply, and demands. It is too straightforward to say that the price will fall because of this single event.
7) All sellers expect buyers to bargain thus all the listing prices are inflated. Therefore you have to exercise your due diligence to find out the market rate before putting up an offer.
8) Whether or not there are transacted prices. Most of the sellers just don't care.
