Hi Agents,
I need your opinion on the condo, Compass Heights at Sengkang. It's Singapore's first integrated development, I like the size of the 3 bedroom units and the fact that the MRT & shopping mall is just downstairs. I'm getting older and convenience is definitely a huge factor for me. The problem I'm worried about is that unit prices of Compass Heights has been relatively flat for the past 10 years. Should that be a concern or should I buy newer, nearby condos like La Fiesta & Luxurie and compromise on the unit size? Or there is still potential for capital appreciation of Compass Heights in the future?

Hi Sir/Mdm my name is Quinie from OrangeTee, i specialise in D19 Sengkang/Hougang/Punggol area as i have been living in this area for more than 18 years.

Indeed the prices for Compass heights have been flat for quite awhile due to alot of projects which came up and more to come during these next few years. Currently our property market is still trying to pick up, it can be a little slow. The golden question is, what do you think about sales of a slightly older condo vs sales of a relatively new condo? Just my 2 cents worth.

May I know if the location (just beside Sengkang MRT) is a main requirement? If capital appreciation is one of the main considerations and you are open to nearby locations, I would recommend Punggol Watertown given that there are more infrastructure developments coming up within the Punggol MRT vicinity. Happy to share more on my thoughts about the Sengkang Square series of condos.

To be fair, there are quite a number of options available if you are looking at mixed development where public transport and retail amenities are at the doorstep of the project, unless you are only looking within district 19. Size of apartment wise, there will be hardly any comparison between the newer developments and Compass Heights or those that were developed within that period of time as we know that sizes of apartments are getting smaller.

There must be something that is of priority to you. Despite acknowledging the fact that the pricing wise has more or less plateaued over the past couple years, the intangible value it brings from living in this project can be beneficial to you too. Therefore it is not easy for us to really advise if this is a good choice as you have already identified the intangible benefits it brings to be living in this project.
