It's regret to hear this.
For HDB flat, it is not so straight forward as private property.
(1) The person who intend to buy over must be eligible to hold on to the flat; single>35yrs old, family nucleus.
If none of you does not satisfy the eligible criteria, than it is selling to the market.
(2) Next is to consider financial, whether the one buying over has the capacity to takeover the loan.
(3) HDB does not handle divorce case, you need to get a lawyer to assist you.
However, HDB follows court order as well. Thus you may sell your flat once court declared both of you are single again.
