Hi Agents, asking cause I’m first time looking at resale flats

1. what does an agent do for buyers? Do they help with sourcing all the way through the end transaction? What if the buyers already have a few homes they researched on. Will the agents liase with the seller’s agent/recommend best suitable options for the buyers($0cov, location etc)

2. Market practice is 1% commission of the sale price plus gst, is it payable in full or can pay in stages throughout till successful transaction?

Hi there, I normally will start from the very initial stages such as financial planning, determining your budget, needs and also explanation of the whole process, to recommendation of suitable area, sourcing and negotiation of the pricing till completion of the sales. service fee is usually collected in full at completion stage. The duty of a buyer’s agent start from doing the financial calculation, to viewing and shortlists, all the way till the completion date where the buyer collects the key to the flat.

We will usually run through the numbers, from loan to grants to work out the scope and price range and see what the options available are before arranging for viewings and negotiation and etc.

Commission is only payable upon successful completion of the transaction. Note that it will be applicable if buyer backs out of the transaction.
