Currently, there is no guideline regarding HDB seller and buyer commission.

The market practice is 2% for seller and 1% for buyer. The flyers you received are advertising gimmicks from agents who try to attract sellers and buyers.

I would advise you to speak to a few agents before appointing an agent to market your property.

2% or 3% paid agents if neutral or ethical is better than less than 2% and tries to go fast in the transaction...(pay peanuts and get monkeys as less than 2% agents does/may not like to co-broke as per other agents who are paid duely)
