Hello....I am planning to sell my HDB without involving an agent. I would like to know when do I need to submit resale checklist to HDB, is it before I start marketing my flat or after marketing but before doing an OTP ?

I am deeply concerned!

The value a professional salesperson can bring you in the sale of your property will definitely outweigh the amount of commission you will need to pay, given that you are not even aware of the procedure on putting up your HDB for sale.

Why would you want to take this risk by doing it on your own?

Furthermore, nothing is payable to the professional until the deal is completed. I strongly encourage you to relook into your options for the sale.

Afternoon,

Why would you want to choose to sell your unit when you are not aware of the legal procedure? Are you aware that should you make any mistake resulting in the delay of the transaction, your buyer have the rights to request for compensation? Submitting of seller checklist is the first step to selling your unit and being stuck here might spell alot of hassle down the road.

Good afternoon!

If you are unsure of the procedure, it is highly advisable to engage a professional agent to assist you with the sale.

If you were to DIY and make any mistakes, legal action could be taken against you by the buyer and this would result in a lot more cost than agent commission. I definitely don't think the risk is worth it.

Dear Sir/Mdm,

My opinion is that you should engage an experienced salesperson with a strong track record to assist you in the sale especially in a slow market. By not engaging an agent, you may save on the commission but the sale price you can achieve may not be the highest as your property will not get the full exposure to all the buyers available. Moreover, you will not possess the necessary negotiation skills to get the best price out of your property.

You are also not familiar with all the rules, regulations and procedures and therefore they may be hiccups along the way that may lead to delay in completion etc.

Therefore, it's best that you engaged someone whom you can trust to ensure that you have a seamless process since this is a property which is worth a few thousand dollars.

You need to submit the resale checklist and wait out 7 days before you can issue any OTP for the hdb flat. May I understand your concerns with working with an agent? The sale process is not straightforward and its best to work with someone professional and whom you are comfortable with and can look out for your interests. Your property will be exposed to a wider pool of buyers which will likely fetch you a higher price than if you were to DIY. The higher price attainable will significantly offset any fees involved. Further, we will be able to highlight most HDB regulations and procedures to you so to ensure a smooth transition, especially if you are looking to upgrade.
