Hello, we have a EC at Punggol already hit over 5 years eligible to sell. It is our first property. Think if this is the right time to sell and downgrade since private is so high everywhere esp at D19, my kids stufy ard here also...1) Our combined income hit abt 16k, can we buy a resale HDB? 2) can u buy a resale under only my name? Thank u.

Good morning Sir/ Mdm,

you have to form a family nucleus in order to buy a resale HDB. Yes you can be a sole owner but your spouse has to be an essential occupier. Both of you are married, are considered as a single entity (family nucleus).

Only when you are taking a CPF housing grant or HDB loan, you need to adhere to income ceiling of $14k but as you are a private (resale EC) owner, you are not eligible to take either.

But if you decide to stay within 4km from kids, you will be eligible for proximity housing grant of up to $20k.

Good morning,

Yes after selling the EC, you can purchase resale HDB no issue. There are no income restrictions just that you can only take bank loan. You have to include both names, but it can be on one owner occupier basis or joint ownership status.

I have helped various clients to successfully sell off their EC and transit to their next place, with the most recent sale transaction at The Vales EC. I am still in touch with various buyers looking for a resale EC in D19. Happy to share the best approach for your sale as well.

Congratulations on meeting the Minimum Occupation Period for your EC and this opens up a host of other options in your asset restructuring plans. While I definitely agree that the prices of private residential homes are getting very high, it is also an indication that prices will remain resilient as we move forward, given that developers are still confident in the Singapore market through their land bidding prices, therefore new project launches will also not be pricing down anytime soon. In fact if we were to look into historical trends, price adjustment downwards are usually lesser than how the price has appreciated therefore if there are no other options available when it comes for investments, real estate will still be a safe haven for many consumers when it comes to wealth preservation on the minimum.

Back to your question:

You will be eligible to purchase a resale HDB as a sole owner, however, your husband will be required to be an essential occupier, meaning that the 5 years minimum occupation period will apply where both of you will not be allowed to purchase a private residential property both locally or abroad. This essentially means your only investment options moving forward within the 5 years will be restricted to commercial and industrial properties in terms of within the real estate market.

I'd reckon that you run through a financial breakdown post sales to work out what your options are and do a proper assessment before you make any decisions. Sometimes, after running through the figures, the best option will still remain as staying put where you are since I believe that the kids school and etc are still within the locale therefore it makes more intangible sense that you stay put for another few years before reassessing the options.

Property prices in the OCR are at a high now and it is a good time to consider selling as you will be able to fetch a good price. For resale HDB, there are no income cap and if you have parents staying in the same estate or within 4km, you ae eligible to apply for the Proximity Housing Grant of 20k as well.

You may choose to purchase the resale under one of your names and your spouse can be the occupier. In this way, your spouse will be able to purchase another property and not liable for Additional Buyer Stamp Duty after the MOP.
