Hi. Estimated valuation of an EA in sembawang crescent is approximately 490k - 520k depending on the recent transacted prices within that cluster. However some of the EAs in sembawang crescent have odd shapes in the rooms unlike EAs in Canberra road which are Regular shaped and bigger in size. Approx 140sqm.

SRX valuation is approx $522k while transaction in that area was $525k for an unit at blk 336 (level 10 to 12) so you can based on these two figures as guidance.
