Hello, my partner and I are planning to get married and to purchase an HDB resale. Our combined income exceeds $14,000, so we will not qualify for the HDB CPF grants. If one of us earns less than $7,000, can we apply to purchase the HDB resale under only one name despite being married so that we can qualify for the CPF grants? Or must a married couple both co-own the HDB resale? Hope to get some advice. Thank you.

For married couple, both names must be included in the purchase.

Hi,

Unfortunately, regardless whether one is owner or occupier, HDB will take into account the monthly household income for the married couple. Hence they will still recognize the full $14k+ for your application.

Alternatively you may want to consider new EC, where 1st timer couples (with incomes between $14k to $16k) can also enjoy 1st timer housing grants for new EC purchase subject to meeting all other eligibility conditions.

Good evening Sir/ Mdm,

You can opt to buy under 2 owners or 1 owner and 1 occupier. But do take note that even under 1 owner 1 occupier arrangement, HDB still recognise the household income as a whole (2 of you) not just based on the owner.

Care to share how much does your combined income exceeds the income ceiling of $14k?

Unfortunately, it doesn't work this way. Grants is based on monthly household income.

You need not purchase under both names, you can purchase under sole lessee. However, your spouse will need to be the essential occupier and his/her income will be taken into consideration for grants.

This is not possible as HDB requires married couples to be both named as applicants whether an owner or essential occupier. The grant given is based on household income not owner's income. In addition, you might not also be eligible for HDB loan as the cap is $14k for families. I am specialised in HDB transactions.
