There is no fixed percentage to the room for negotiation. Some landlords have realistically priced it according to market rate, while some have priced it below market rates, therefore if you are still looking to negotiate downwards, can we say that it will be unreasonable? Not all listed rates are negotiable.
Appoint an agent, pay the agent to do the search for you and carry out necessary due diligence accordingly for you so you can make the most informed decision.
