Hello,

I'm foreigner double national European & Swiss.
I'm not even living in Singapore!

I plan to incorporate a Singapore company to buy a flat like in Boulevard 88 for instance. (I mean this kind)
Investment value = 5 Mio SGD - Will buy cash

Can i do this legally of course?

1 - What fees this company will have to pay in term of tax and other to enclose this buy? (Net price after all)

2 - What is the yearly fee this company will have to pay in term of management fees + Tax every year.
(This investment will be also for private used sometime when i will visit Singapore).
No tenant will be in.

Good evening,

Thank you for your query. How do I address you? It is not cost-effective to purchase residential property here using a Singapore company vehicle, as it will attract 35% additional buyer's stamp duty (ABSD) on top of the purchase price. It might be better for you to purchase it as a Swiss National, as it does not attract ABSD due to our Free Trade Agreement (ie. lower upfront cost than purchasing using a company).

Using $5mil as illustration, for a swiss national first residential purchase

Purchase Price $5mil
Buyer's Stamp Duty (BSD) and legal fees $188k
The Management Fees Upkeep of the property & Property Taxes will be manageable, probably to the tune of $20k or thereabouts annually depending on the property you purchase

It will be ideal if you already have a banking relationship with a bank that is already based and has operations in Singapore for easier facilitation of funds.

Under the respective FTAs, Nationals or Permanent Residents of the following countries will be accorded the same Stamp Duty treatment as Singapore Citizens:

- Nationals and Permanent Residents of Iceland, Liechtenstein, Norway or Switzerland
- Nationals of the United States of America

Should you decide to purchase the property under company, it will attract 35% Additional Buyer's Stamp Duty on top of 4% normal stamp duty. For non-owner occupied properties, there will be a yearly property tax levied and the tax rates will be progressively increased. For more details, you may wish to refer to https://www.iras.gov.sg/taxes/property-tax/property-owners/property-tax-rates. On top of that, should you be renting out the property, income tax may also be applicable which you can read up more at https://www.iras.gov.sg/taxes/individual-income-tax/basics-of-individual-income-tax/tax-residency-and-tax-rates/individual-income-tax-rates.

Maintenance fees will be subjective on the share value of the property. Typically there is no management fees as most realtors here will assist to manage on complimentary basis, but it will be good to have a power of attorney appointed to manage the matters pertaining to the property.
