Hello,
I'm a US citizen who owns a US home in my own name, retired and married to a Singaporean citizen who owns no property in Singapore. What would be the process and limitations for us to purchase a retirement property in Singapore?

Hi, there are several limitations. Firstly, BTO (built to order) units from the government (HDB) are limited to only 2room flats, whereas most resale flats are applicable. However, in order to purchase HDB, you will be required to dispose of your overseas property and observe a 15month waiting period, unless both of you are above 55 years old. If you are looking at the options of private property, as long as the loan is obtainable, all properties can be purchased.

The process is straight forward, work out your budget, work out your preference of units, start looking for a unit, purchase a unit.

    Hi Steve , since both of you are above 55, there is no need to observe a wait out period and both of you can purchase immediately if you are opting for a 4room unit or smaller. You can opt to either sell the US property first or within 6 months of obtaining the key to your resale HDB flat.

    I'm 70 years old and my wife is 63; what are the rules 55 year old rules with regard to my US property?
    We are probably looking to buy a resale HDB flat in the s$800,00 range. I believe we have sufficient monthly income and investments.

Will you consider a private property purchase?

Because if you are thinking of buying a resale HDB, you need to dispose off your US house first and observe 15 months waiting period before you are eligible to do so.

Unless both of you are 55 years old and above, you are eligible to buy up to a resale 4RM flat straight after disposal of interest in US house.

Hi Steve,

I suppose you guys plan to keep your existing properties, if so you will only be eligible for private properties such as condominium (can jointly own) or landed (only under singaporean citizen ownership). Depending on your age and income, you may still be able to take up a home loan here to finance the purchase. Guess you may need some mental adjustments on the size as generally properties here are smaller relative to what you can get in the US for the same amount. There isn't any additional buyer stamp duties since both of you do not own any other residential property in Singapore and as an US national, there is the FTA treaty treatment.

Hi Steve,

Since you already owned a home in US under your own name, it is not advisable for you to purchase a home together with your wife in Singapore as you will be subjected to the higher tier ABSD for a 2nd property. In your case, the ideal situation is for your wife to purchase a private property.
