hello
i am staying in the Visionaire and it will reach mop in 2023 June.
I saw brown stone selling at about 1300 psf and thought i would went to sell visionaire and get another new project.

I am thinking to buy a project that will be ready in 2025-2026. Can i ask if i can buy the new project now or can i buy after visionaire reach mop? Then sell the Visionaire just before collecting key of the new project.

Good afternoon,

Oh we can only purchase the next residential property only after the MOP is fufilled in June 2023, the same goes for your sale. If you need the sale proceeds to fund this purchase downpayment, unfortunately will have to sell away Visionaire first, move to a temporary accommodation until the next condo TOP. This will avoid the higher ABSD amount upfront and also unlock the sale proceeds to fund your next downpayment.

Good afternoon Sir/ Mdm,

Sorry to inform you that you only can commit to a purchase or sale on or after your MOP date.

We can work out your numbers to see whether will you be able to commit to a purchase while holding on to Visionaire. But do take note that by doing so, you will have to fork out 17% additional buyer's stamp duty as Singaporean first and more downpayment if you still have any outstanding loan.

If not we have to sell Visionaire to avoid coming out with so much downpayment for the purchase.

Buying a private property is unlike buying a new EC on deferred payment scheme while holding on a HDB for example.

Also, in order to prevent any form of unnecessary stress from arising, it is advisable to sell the current unit first, and then buying the next upon its successful sale.

You will only be able to put down your deposit for next purchase upon meeting the MOP for Visionaire. In addition, based on the arrangements you are looking at, you will also be required to pay for the ABSD first, and apply for remission subsequently if you are eligible to do so, if you do not require the funds from the sale of your current place to purchase the new project.

Congrats on reaching the MOP soon. As an EC owner, you are subjected to the 5 years MOP and therefore you can only purchase another unit upon reaching MOP. However, it is good to always plan earlier so that you can have a better idea of the transition timeline and an overview of your finances before moving ahead.

If you are looking to buy a new project, then you will likely need an interim housing to stay while your new place is being constructed if you wish to avoid paying the Additional Buyer Stamp Duty.

I wish to inform you that you can only purchase another residential property after you had fulfilled your 5-year MOP of your Visionaire EC, i.e June 2023.

Also, if you purchase another property before you sell your EC, you will be liable for ABSD, and also subjected to lower LTV if your EC is still under loan.
