If you're a Singapore Citizen, you will be eligible under the Single Scheme. If you are a non-Citizen, I'm afraid you will not be eligible to purchase a HDB resale flat.

If you are above 35, there is no need to purchase under orphans scheme as that scheme is meant for orphans below the age of 35. You are eligible for singles scheme and could even enjoy a first timer grant on this. I have experience handling single clients like yourself and would be more than happy to assist. Hi,

You should apply using Single Citizen Scheme since you are over 35 years old. Orphan Scheme is meant for single above 21 years old and below 35 years old.
The main difference between Orphan scheme & Single Citizen scheme is, SC scheme has a proximity grant where orphan scheme is not entiltled.

You are also eligible to $25k Single Grant for 2-rm to 4-rm resale flat, $20k for 5-rm or bigger flat. Dependent on your income you might entitled to EHG.
You will not entitled to anything if your salary is above $4,500.
