Hello Gurus
This is my situation :
1) I am staying in an EC now and I wish to sell it once it MOP ( very soon )
2) After I sell the EC I plan to buy another Condo in Singapore
3) I am also thinking to buy a property in Malaysia (my first property in Malaysian )

My questions:
1.Just want to be sure that my understanding is correct that a Singaporean can buy a Malaysian property once his property in Singapore reaches MOP. is this correct?
2. Let say I my EC is sold in Aug 2023, purchased the Malaysia property in Sept 2023 will there be implication when i buy a Singapore property after Sept 2023 ? As in will the singapore property be consider as a 2nd property and I will be subjected to all the regulation, loan kerb etc.
3. Or the process should be, Sell EC, buy condo, then buy malaysia property.

Good afternoon,

Yes once after MOP of the EC is met, you can sell the EC, buy another condo in Singapore or overseas. Overseas property are not considered in the property count of ABSD computation, so buying the condo in Singapore will be considered your 1st property here and no ABSD is applicable. It may be better to buy the higher price quantum property first and be cleared for that loan first since the loan will be higher. I am contactable at 97432395  for further discussion.

By the way, no issue with that and once you sell the EC, you could purchase a condo as well as overseas property right away. As long as you don’t plan to purchase a HDB flat, then no wait out period is required.

Hi Sir/Madam

1. You can buy or invest in private property in Singapore or overseas after the expiry of the five-year minimum occupation period (MOP). The MOP is computed from the Temporary Occupation Permit date of the EC development.

2. Overseas properties are not included in the computation of ABSD/ Additional Buyer Stamp Duty.

3. You can only sell EC after MOP, unless you have special approval to sell before MOP.
After sell EC, does not matter if you buy condo in Singapore first or buy overseas property first.

Selling
1. Have you fulfill 5 years minimum occupation period (MOP)?

2. Steps in selling
- Appoint agent to market your unit, I will be glad to assist on this

I dont see any complication in your situation:) Once your MOP is met, you can sell your EC. Thereafter you can buy your private property either in Singapore or Malaysia ( It is more advisable to buy a higher quantum property first to make sure your loan/financial requirement is cleared.

1) You will be eligible to purchase another residential property upon meeting your MOP for the EC. For overseas properties, it will be subjected to their local legislations. Do check with the local professionals on eligibility.

2) Overseas property do not add on the count of properties you own in Singapore, thus as long as after selling the EC, your next purchase will be considered your 1st residential property count if you do not own any other residential properties in Singapore.

Hi,

1) Any Singaporean can buy an overseas property once they are no longer restricted by the HDB ruling; MOP.
2) You can even keep your EC and buy the overseas property (both residential and non-residential) once it met the MOP.
There are no implications of it when you are buying once you met the MOP.
The ABSD is only counting the residential property in Singapore, thus the number of overseas properties will not incur any additional tax.
3) If you finally decided to sell your current EC. You should buy the local property first before the overseas property if you are buying your overseas property using a mortgage loan.

Lastly, be cautious about buying an overseas property for investment purposes. Not all properties anywhere will earn you capital appreciation. You will have to assess whether you are able to accept that buying it will bring you negative returns in terms of rental and capital investment.
