Hi there, basically the calculation for getting a new EC would be the same as getting a HDB which would fall under MSR or mortgage servicing ratio with a income 16K monthly. any form of compensation as long as it form part of your salary would technically be counted. The requirement for getting a EC is also similar to HDB meaning that your mother would have 6 months to sell off her HDB upon getting the keys to your EC as long as she form part of your family nucleus. If you are buying together with your mother, she will need to undertake to sell her HDB within 6 months upon EC's TOP. Income is based on monthly gross salary( if overseas currency, then will be converted into SGD), stock option/dividend/bonuses etc not included and based on the point of booking and preceeding 3 mths. It will depend on your tax returns and latest 12 month pay slips in the overseas company. If the company is based in Singapore, it may be easier to calculate. Stock options, if in the form of one-off bonus, usually is not included. Income ceiling requirement is at point of application (ie. Booking of unit).

You have to form the family nucleus with your mum to purchase. Unfortunately she will have to sell the hdb when you collect the new EC keys.

Dear Sir/Mdm,

HDB will take into consideration your gross income to determine whether you will exceed the income ceiling of 16k at the point of booking the new EC. Stock holdings and options are not included in the calculation.

As EC requires a family nucleus to buy, your mums name will need to be included and she will be required to dispose off her HDB within 6 months from the TOP date.

If your mum do not wish to dispose her HDB, you can actually consider buying a private condo that is just priced slightly higher than an EC. There will be less restrictions in the future as well.
