Hello gurus! I am a SC, 35 year-old, monthly income below $7000. My fiancee earns above $7000, so our combined income would exceed $14,000 and disqualify us from receiving CPF housing grant. I am considering to get a resale flat under my own single name before we get married. This means it will be under SSC and I can get the CPF housing grant because my individual salary does not exceed the income ceiling. I understand that the resale completion takes 8-10 weeks from the submission of resale application. Can I get married in the 8-10 weeks between resale application and completion? Or do I need to ensure that I am still legally single on the day of resale completion? Trying to do some timeline planning, will appreciate advice. Thank you.

Hi,

1) You have to calculate whether it is worth applying for the grant in the first place.
2) Under SCS; your max grant received is $25k + $10K (proximity) = $35k.
3) If you are buying a 4-rm flat, and you have an intention to apply for BTO or upgrade to a new EC. Your resale levy is $40k.
4) So straightforward calculation means you collect 35 but pay 40. Is this a good bargain for you?
5) But the advantage of buying under SCS is you are qualified for HLE, which means you only need to prepare a 10% down payment and all can be in CPF.
6) Once you joint apply with your fiancee you will not be eligible for HLE and need to prepare a 25% down payment, and 5% must be in cash for the purchase.
7) Whereas for you trying to beat the system to get married before the completion. My advice is better not to test the system.
8) Do note that providing false or inaccurate information to gov staff will lead to a fine or jail or both. I didn't read the terms and conditions of the final document you are signing on the day of completion so not able to give you any advice on that.
9) If you had applied under SCS and one of the docs somehow indicated that you are single and at or above 35 yrs old, while you just got legally married the day before. Should you sign the document or not? I'll leave the decision to you.
