Hi PC,

For HDB, the general price trend is on the down and for a resale flat, most likely you will not be able to make any money in the future when you sell after taking into consideration the renovation cost, loan interests and CPF accrual interests.

To minimise the loss, it will be good if you can purchase a HDB that is within walking distance to the MRT or near amenities so that the unit will retain it's value better.

Usually I will advise my clients to list their HDB on the market 2 to 3 months before the MOP date. I have helped my clients to transacted many of their newly MOP flats. Please feel free to contact me so that I can understand your situation and assist you further.

To answer your question, recent trend has shown that HDB flat do depreciate in value over time. Buying in central location might be a safe option due to high demand at all times. However for a flat that is too old, it will suffer from decaying lease and coupled with restrictions on usage of CPF and loan quantum that will deter younger buyers, it too will suffer from depreciating price in the future. I can provide insights on pricing trends of different locations in Singapore for the past few years. It is good if you can have an idea of which location that suits you in terms of convenience and future plans. However listing down individual units now might be redundant as most units on the market now might already been sold off by December. You are right that OTP can only be signed after your MOP.
