Good morning,

Sorry to inform you that decoupling (from owner to essential occupier) can no longer be done for HDB flats.

So to enjoy tax savings, owners will choose to sell HDB to buy private property.

Shall we work out your numbers first to decide whether is it possible to keep HDB and buy private property?

Good morning,

I am afraid to inform you that this process (known as HDB transfer of ownership), is no longer possible for purposes of buying a 2nd property and is only valid for special circumstances like financial hardship or divorce cases.

The only way to avoid the ABSD is to sell away the current HDB. My clients have also considered paying ABSD on the 2nd property, after working out the sums together. Perhaps we could do the same to see the feasibility of doing so.

Hi,

1) I suspect you are confused by some of the rumors spreading on the internet that the HDB still allowed an HDB owner is able to transfer his share to his spouse and became an essential occupier.
2) This practice was commonly employed in 2014/5 when an HDB owner couple wished to evade tax by changing the status of one owner to an occupier.
3) The HDB quickly stop such practice within a short time by imposing a new policy; i.e. changing the ownership status of a couple is only applicable under special circumstance; such as a lift event.
4) Just to remind you that tax evasion is a serious offense in Singapore and you are discouraged from attempting to challenge the system.
5) After the HDB imposed restrictions on decoupling, most HDB owners who wished to own a private residential property as an investment tool, will sell their HDB flats to be free from such restrictions.
