Dear owner,

Just out of the oven, the last transacted price recorded for Aug 2012 in BLK 414 mid floor unit was $648k. As for BLK 415, last transacted price was back in February 2012 for $626k.

Demand for 5 room flat is pretty strong in the area due to the location where you are well connected to many places by buses.

My childhood was spent in this area and therefore am very familiar with the locality. If you are keen to discuss more about the probable selling price of your unit, please contact me further for discussion, for the transacted price recorded are already in the past and we have no slightest idea how the conditions of these transacted units are in comparison with your unit. The current valuation for your unit should be around $610k. As for the COV, depending on your unit's facing, level, condition and ethnic restriction, if applicable, it should range from $40k to $65k.

You may want to take this as a guide.

Based on past transaction, you may want to set your selling price around $650k depending on the condition and facing of your house.
