Let me assume that the valuation for the unit is $420k and COV is at $30k, you are married to another SPR and do not have any CPF. The following will be your break down, if you managed to get 80% loan:

1) 5% ABSD: $22.5k
2) 20% downpayment: $84k
3) COV: $30k
4) Legal and Stamp Fee: $11k
5) Misc payments: $1k
6) Agent's Commission based on 1%: $4.8k

Hence you will need around $154k in cash, if you have zero CPF.
