Perhaps you are unaware, in order for a plot of land to be qualified as detached, the minimum plot size must be at least 400sqm (there maybe isolated cases where plot size does not meet the minimum requirement)
Basing on your planned budget of $4m, assuming you are purchasing a detached house with minimum plot size, it works out to be around $930psf. If we are talking about this price range for a prime location, we will probably be considering locations like D15 or D21, and chances are such a property will require full redevelopment.
At $4m, you are likely able to enjoy quite a fair bit of selection if we zoom into terraces or semi detached houses within popular districts like D5, D15, D19, D20 and D21.
