am thinking of selling my resale 3A rm in jurong east st32 and buying a resale 2 rm in beo crescent or jalan klinik. i have paid up full since 2003 and no grant was utilized. As i will not be taking up any loan for the 2rm flat at tiong bahru locations, which are the fees involves and what will be my returns after the whole transactions completed? Thks!!

Hi Low,

The recent transaction for a 3A in Jurong East St 32 is 341k. A 2rm in beo cres at 300k and a 2rm in Jln Klinik at 338k.

If you are looking to pay up fully for the 2rm flat you are buying, based on the figures above, you probably won't be able to get back much cash.

For the fees involved:

2% comm for selling and 1% comm for buying.

The current possible selling price for your unit will range from $340k to $370k, depending on your unit's level, condition and facing. Current pricing might be limited due to the lift upgrading cost not being paid. And a 2 room flat along Beo's Crescent may cost about $320k to $340k.

Based on the surface, you should be about to make some profit, excluding the renovation cost. As for the actual figures, we will need to sit down and work it out. You might want to utilize your CPF grant, or the balance OA amount that you have. Based on the condition of your unit, you might be able to get better pricing, hence the overall outcome might differ. As for the commission payable, we can work out a package so that we attain win-win situation.
