Firstly, to ensure you are eligible for singles grant, your income must be below 5k. Secondly, should you take the grant, do note that if in future you do intend to upgrade to purchase a brand new EC or BTO, you are subjected to pay half resale levy which may be more than what you get in the 1st place.
