Good day,
I have a enquire to ask

Both myself and my gf are both SC, we intend to looking for resale flat in Canberra or amk area.

Very likely we will be using promixty grant and family grant less EHG as we are not eligible.

We would like to still bto for new flat as new flat need 5 year to build

Therefore the question is
1.Can we application for BTO during MOP periods as flat need average 5 year to build
2.Are we consider as first timer application for BTO?
3.Do we need to pay resale Levy

Dear sir/mdm,

You will only be eligible to apply for BTO after you have fulfilled the MOP for your resale flat. If you have already enjoyed the housing grant, then you will be considered as 2nd timer and will be subjected to resale levy for your BTO purchase.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Good day!

That's great, do make sure to use HDB's 4km distance check when you shortlist your resale units..

With regards to your questions
1. No, you are not allowed to apply for BTO as well as private residential property during the MOP period (After you've just bought your resale flat)

You can only do so after the MOP

2. If you have who bought a subsidised flat, ie either a flat bought direct from the HDB or a resale flat bought with the CPF Housing Grant, are considered as having enjoyed one housing subsidy. You will be considered as second timers and will be required to pay a resale levy when you buy a second subsidised flat from the HDB or a new EC from the developer.

3. A BTO from HDB is a subsidised flat. Thus, you'll need to pay resale levy.

Hope this helps!

Dear Sir/Madam,

Hi, I am Brendan!

1) No, you will need to fulfil the 5 years MOP period before applying for BTO or other residential properties.

2) First timer are families that are purchasing flats for the very 1st time. Meaning they did not purchase BTO or resale HDB with grant before

3) Yes resale levy payable as you had purchased a resale HDB with grant previously and buying another BTO.

I will like to know more about your current situation and provide you better tailored solutions, whether resale or BTO or private condos.
