Good day. I am SPR, interested to buy a studio/1-bedroom condo for self-stay.

Please advise
1. How much downpayment is required for under-construction unit? Any difference from buying directly from developer or sub-sale?
2. Is the subsequent payment via bank loan?
3. Stampduty, legal fees and agent's commission are payable via cash / loan? Any other fees I missed out?

Hi Cheryl,

Its not possible for bank to loan you more than 80%... this loan margin is set by the government.

May I suggest u to get a few bankers to go through your finances and get a In-principle-Approval before you start looking around for your dream house.

The benefit for you to get a sub-sale unit will be a shorter wait for you.

New project will normally take 3-4 yrs to complete, depending on the project size.

This would depend on what stage the project is at already.

Any difference from buying directly from developer or sub-sale?

When you buy sub-sale, you are buying directly from the owners who purchased from the developer. It would likely be more expensive.

2. Is the subsequent payment via bank loan?

This would depend on how much the bank has agreed to loan you which is hard to share via text.

3. Stampduty, legal fees and agent's commission are payable via cash / loan?

Stampduties are payable via cash or cpf.
Legal fees - i usually help my clients with the waiver of legal fees.
Agent commission are payable via cash.
