Hi Mugen,
Actually, buying an EC is a better choice for young professionals! Why? Because, EC's are considered privatised after 5 years and can be sold to Singaporeans and PRs. Then, after 10 years can be sold to foreigners. The land that the EC sits on belongs to all owners just like any private property. No need to buy FH as they are more expensive. EC's also come with utility and yard's that most FH condos do not have.

Good evening Sir/ Mdm,

You might not notice that enblocs are getting hard to be successful nowadays.

1) owners are having a hard time to find an affordable replacement house in which they are reluctant to sign the CSA
2) there are plenty government land sales which are usually cheaper than enbloc sites up for developer's selection
3) land betterment charges had recently increased that will increase developer's cost

Buying into a project thinking it might enbloc is risky as who can be certain about it?

1) Ideal is beautiful, reality is cruel!
2) You are bringing out an ideal choice, but this is based on your available resources and the time you are prepared to spend.
3) It is obvious from history that private property price growth much better than the HDB.
4) The reason is simple. The HDB is served as basic accommodation for the residents, whereas the private property could serve dual purposes; accommodation and investment.
5) Therefore the private has an obvious capital appreciation. The developers also wanted to demonstrate their development could bring profit to their supporters.
6) The govt does not have such an objective in making the HDB an investment tool. From govt perspective, it is best that all properties are meant only for their own stay only.
7) This was the main reason they have been implementing different policies to ensure the property price growth is limited to a certain level.
8) WHen come to whether 99 leasehold is not as good as freehold. This shall depend on your planning on when to reap the fruit from your investment.
