For HDB flats that are about to MOP, how soon does HDB allow flat sellers to market their HDBs? Does HDB resale transaction website include ALL early MOP units? Why does it show units with 95 years 4,5,6 months lease remaining, but it doesn't show units sold with 96 years+ remaining lease? https://services2.hdb.gov.sg/webapp/BB33RTIS/BB33PReslTrans.jsp

Good morning Sir/ Mdm,

There's no restriction from HDB on when we can start market your house.

We can start marketing your place around 2 months before MOP is up. But do take note that you can only register intent to sell on or after MOP and able to issue OTP 7 days after registration of intent to sell so market too earlier also might not be a good idea.

When is your MOP date?

My personal experience, I dont think HDB website includes transactions of those units that obtained special approval to sell within MOP but nevertheless I always use SRX to find out the transactions.

Hi,

1) The HDB does not restrict when you market your unit.
2) Only the OTP date cannot be earlier than your MOP completion.
3) You can only register your intent to sell once you crossed your MOP.
4) Therefore it is very important you log in to your HDB portal to check the date of purchase, so as you do not issue an OTP earlier than your MOP date.
5) There is another thing you must be aware of is you can only issue an OTP 7 days after you had completed your intent to sell the application.

For HDB flats that are given special permission for sale before the MOP, the data are not published on the HDB website. Do PM me to find out why!

For my clients, I would advise them to kick start the marketing process 1 to 2 months before the MOP date as the marketing efforts need some time to gain traction and achieve good results.
