Good afternoon,

It depends on the supply and availability of the flat you are purchasing, and your existing flat. If the flat that you are buying next is difficult to come by, chances are we have to compromise and adhere to their terms & conditions in order to make the purchase happen, especially we are still in somewhat of a seller's market. After securing the flat, typically I will work out and coordinate a timeline with the seller agent thus allowing some buffer time to sell my client's existing flat.

It may be challenging but not impossible. It will also be good to be concurrently house hunting and also marketing the existing place for sale. Happy to understand your requirements better and tailor an approach for your housing plans.

There is no hard and fast rule on what should be done first, but alot will depends on what your requirements are. If the unit you are looking for a short in supply, this arrangement could come in handy, however, also subject to agreement with the seller. If seller also have particular timeline to plan for, then it could be a deadlock. I will usually advise my clients to work on both simultaneously, so that we can have a good feel of the demand of your existing unit, while also look into the supply available for consideration. This will give us good understanding of situation in order to make necessary adjustments to our plans moving forward where applicable.

Good evening,

I will advise to do both transactions concurrently. If you decide to purchase first, you have to request for a longer submission up to 75 days if you are taking a valuation for usage of CPF OA funds and loan. Of course by buying first, you can have a peace of mind as you know you have a replacement home to stay at the back of the mind.

Question will be what if you are unable to secure a buyer for your sale, what can you do? If you sell first but cant find a replacement home, how as well right?

It's like a chicken and egg question so it will be best to see whats the response for your house sale and reacts from there.

For contra, it is advisable to buy and sell together at the same time. For my clients, I usually plan the sale and purchase to be back to back with the sale first and then followed by the purchase. For the sale, you will need to ask the buyer for extension of stay and for the purchase, you would want to look for units that are able to take over earlier.

With a well planned timeline, you will then be able to minimize your cash outlay and also transit from your current place to the next one without the need for an interim housing solution.
