For a resale EC or Condo, can husband be the sole person taking the bank housing loan but both of husband n wife use their CPFs to pay the initial downpayment and servicing the mortgage? Wife credit rating is low and joint application for loan will not be approved. Can advice the possibilities?

Yes that is possible, it is the sole borrower, 2 legal owners arrangement. Hence only credit score of the borrower is applicable, and both of you can use your CPF OA to fund the downpayment and monthly repayment. Are you planning to upgrade from HDB? Yes, it’s possible — but with important conditions to note:
• The bank loan can be in the husband’s sole name if the wife’s credit rating is poor and may affect loan approval.
• However, both husband and wife must be listed as co-owners of the property in order for both parties to use their CPF funds for the downpayment and monthly instalments.
• CPF usage is tied to ownership, not whether you’re on the loan. So the wife must still be an official owner (on the title deed) even if she’s not part of the loan.

Before proceeding, do check with your bank or mortgage broker, as not all banks allow single-name loans with joint ownership, and approval policies may vary.

1) Yes, this is possible.
2) Both can be the owner, but only one apply for the mortgage.
3) In this way, both funds in CPF OA can be utilized for the initial downpayment and use to service the loan.
4) The bank will not care where the money is from a bank account or which CPF account.
5) You can perform a e-servce in your CPF account to set up how much to pay each month for the property. This action is required whenever there is a change of interest rate.
