Good morning Yudhi,

Yes it's possible for some banks to allow loan to have 2 owners and 1 borrower. As long as both of you are owners, you still can use your CPF. I done such similar case last year.

But we have to see which bank allows so. When I took up a loan for my purchase, even though i want to be sole borrower, that bank still require my wife's name to be included into application.

Good morning Mr. Arianto,

Yes its possible. It will have to be structured as 2 owners 1 borrower arrangement. For both to use their CPF OA, they will both need to be owners. For only 1 name to be the borrower, her name can be indicated as the sole borrower during the bank loan application.

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Ivan understood there's urgency to sell my private property too within the given timeframe, provided me with assurance and solutions. When the sale of my private property commenced, it was during the Covid-19 pandemic period; whereby, only 2 unique visitors were allowed to view the property on any given day. Notwithstanding this, Ivan somehow managed to arrange many viewings in the weeks ahead & from time to time, he would also update me on the viewers' feedback (if any), after their viewings. My place was eventually sold within 5 weeks only from the commencement of its marketing (which was well ahead of the 6 months deadline that I had to meet). Yes, as long as both are owners for the property, this can be arranged subjective to bank. I am on a similar arrangement for my existing property.

2. Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker.

5% Cash = $50,000
20% Cash/CPF = $200,000
BSD (Cash/CPF) = $24,600

Legal fee = $2,500 (estimated)

In order for you to use your CPF to finance the purchase of the unit, you must be one of the owners of the property. It is possible for your wife to be the sole person taking the loan provided that you are not an undischarged bankrupt.

Hi Mr. Yudhi,

1) It is mandatory to be an owner of the property in order to utilize funds in CPF.
2) Your wife can be the sole borrower, meaning only using her income to assess the loan amount. This is common in the market where 2 owners but only 1 borrower.
3) The lawyer can make the arrangement with the CPF board to utilize your funds in your CPF account right from the start.
4) You may also stop or utilize your CPF funds to service the monthly installment anytime you wish after the arrangement is made.
5) Thereafter any changes in the arrangement can be done using the e-service in your CPF account. You don't need to inform the bank for doing so.
