Hi,

There are 3 factors to consider when coming to resale and BTO selection:
1) Do you have a lot of time to wait?
If both of you are still young and do not have a plan to grow up a child in the next 3 to 5 years' time. You may go for BTO selection. Generally, it takes an average of 2.5~3.5 yrs to get to select an ideal unit/floor level.
If HDB maintains its building speed, the flat should be ready in another 2.5~3.5 years. So you will be able to get your flat in an average of 5~7 years.
I would suggest you wait for BTO.

2) Location:
Those BTO in the mature estate is in high demand thus limited choice. The current majority of BTO mostly available in an outer urban area.
If you don't mind getting BTO in non-mature and outer urban. You should choose BTO.

3) Finance:
You properly already aware that last year HDB resale price had increased by 5%. If the trend persists this year and next, you will have to prepare for a higher price for the BTO.
Because BTO follows market value as advised by our government.
Resale HDB has its increasing current selling price due to the upward trend in 2020. We are seeing this in today's market already. So if you decide not to go for BTO next year or later. You have to prepare to pay a higher price.
But if you don't mind paying a higher price in the later years.
I will still suggest you continue to wait for BTO.

The main reason I'm still suggesting BTO is simple. You are buying at a subsidized price and it is brand new. Thus you will definitely enjoy a capital appreciation upon meeting MOP, at least on paper, not putting in the CPF interest, mortgage interest and inflation, etc into consideration.
Those are too technical to talk about over here.
It is not easy to enjoy capital appreciation in resale HDB. Because of the lesser lease and resale condition over that area.
