For purchase of such high priced asset, beside appreciation, affordability is the other major factor to look into.
As per current trend, the capital gain of BTO unit is nearly 70% or for some, even 100% plus. As for EC, the appreciation defers, depending on demand and market situation. But are you able to hold for at least 5 years or longer, as nobody can predict how the market will be in 5 to 8 years time.

First of all, you need to ask yourself which type of lifestyle do you want for you and your family in the future?

To enjoy a full condo facilities and yet getting a premium price with 30k grant as compare to mass market condo, or to stay in a HDB flat.

But of course, you must be comfortable with your financial for any of the commitment being made.
