Everyone talks about buying an HDB flat in a central location due to convenience. However, the prices of such flats are higher. Some friends have told me to search for flats in upcoming districts like Woodlands or Jurong. What is your advice?

Before listening to opinions or advises from 3rd party or even the professionals, have you asked yourself what are you looking out for in this property purchase? Have you worked out your priorities? Many times, there are plenty of "noises" distracting us from what we should be doing, and I have always asked my clients to work out their priorities and objectives first before we embark into any further discussion.

While many consumers think of property as a long term investment, where they are looking at making a profit from eventual sale, the key consideration here is that not all property sales are profitable, but if your priorities are outside the measurement of dollars and cents, the whole opinion and advise perspective will be grossly different. Myself, as an example, purchase my current property based on non-tangible values as I hope to be as near to my boys' school as possible. With a larger than average family size, where I have 4 school going kids, this added benefits outweighs many other factors like whether can I sell at a profit in future as I have purchased a 30+ years old resale HDB.

Once you have identified your priorities, we can then set out to look at what are the options available and the whole process of home hunting takes on more significant meaning thereafter instead of going round and round considering every thing without your own priorities.

1) Everyone if not all wished to own luxury and super convenience. But this comes with a price.
2) Everyone has their own resource constraint. Thus before you start your search, you have to understand where you stand in terms of financial status.
3) Do a property financial assessment is the first thing we usually do or advise to do. Know how much in your pocket, and how much you could leverage from available sources.
4) Once you did that, you will know what are your choice.
5) Next, set your priority. Everyone has different needs in different phases of their life.
6) Retiral obviously prefers to stay near medical facilities and lux of greenery. They won't mind far away from town, since their friends won't patronize the pub in town that frequently anymore.
Proper coffeeshops below their flats are more realistic than those fancy pubs.
7) Young couples will prefer somewhere in between town but would start to focus on schools for current or near-future needs.
8) List out your priority and your budget, I believed you find your answer through this exercise.

There is no "one-size-fits-all" solution. I think you should ask yourself what are you and your family needs in a home.

For example, if you have school going children, you might wish to consider buying near their schools. If you have elderly parents, you might wish to purchase near them to provide family support.
