If your perception in purchasing a HDB is purely base on dollars and cents, yes, an older flat will be less valuable, however, if you also consider the intangible values like the amenities available in a mature estate or staying near parents as well as the comfort and environment, these are aspects of a home that cannot be measured using dollars and cents, for example the memories it gives for raising your children up in the household or being a first matrimonial home.
