Afternoon Shoree,

There are units in Jurong West that's asking $120k based on it's
location and amenities. There are also unit along Yishun that's asking $85k COV coz of it's renovation. There will definitely be the right buyer but how long it takes will be the main issue and concern. Getting the rich profit margin is important but you also want to be sure that buyers would want and dare to view your unit else it might be getting you nowhere.

I will always share with my seller clients that they are free to set whatever price they expect as the selling price. The bottomline is how much is a buyer willing to pay at the end of the day that will complete the equation as when there is no offer, there is not even a chance of transaction. Since you have mentioned that you have spent alot on renovations, I am pretty confident that the valuation officer will shortchange you in terms of the final valuation as valuation amount will also take into consideration your existing conditions. As for the rest, it would be good to speak to anyone of us to ascertain a gauge on the potential of your place in terms of COV if you need to. Nevertheless, a seller's consideration of selling should not only boil down to COV but rather work out the finances to determine the cash proceeds required for your next plan to determine the pricing.
