Do we usually buy or sell our property first in a HDB resale transaction? I understand that I may need the funds from selling my existing property in order to fund for the next property but what happen if i have sold my existing property but yet to find my next ideal home? (Especially the case if my next intended property is a mansionette at a specific location which have fewer availability in the market)

Hi,

It depends on whether you have interim housing (renting outside or moving in with parents) for short term. If so, you can do the sale first, unlock the proceeds, then wait out until the EM unit is available.

Alternatively, you can commit to the EM unit first, work out a timeline with the EM seller, so you have some time to sell. And can time the sale completion to be before the purchase completion. In this scenario, it will be good to do both the sale & purchase concurrently.

Dear sir/madam,

If you have niche requirements when it comes to purchase but yet require the funds from existing sale to come in before you can complete the purchase process, there are 2 routes which I am able to think of:

1) Sell first and then go on rental while waiting for a suitable flat to become available for sale within your requirements.

2) When you have shortlisted a purchase, immediately put up your current place for sale but your price expectations will need to be adjusted in order for you to fall within the timeline required on the purchase. This means you will need to submit your intent to sell first and consider putting up the property in the market during this time to get buyers who maybe ready to wait for you in terms of your purchase.

Hi,

This is very common, especially if you need the sale proceeds from your current property for your next property.

There are a few options you may wish to consider:

1) Sell your property and rent a place while waiting for a suitable unit.

2) Do your sale and purchase concurrently, while requesting for extension of stay (for HDB) or rent back agreement (for private) from the Buyer of your current property.

3) Purchase first, and at the same time start selling your current property. Take up a bridging loan to manage the Timeline.

In my opinion, you may wish to consider option 2 and 3. Because you may face many uncertainties should you take up option 1.

Based on your requirements for your next ideal home, I will recommend that you secure a purchase first before selling your current home. In this manner, you will not be required to rent or shift into a temporary home. Less moving, less hassle.

Hi,

1) Based on the following factors:
(a) the niche requirement in your next house
(b) need funds from the sale to finance the next house.
I would suggest you take up a temporary accommodation rather than trying to get both buy and sell done at the same time.

2) It has become a common trend that sellers request 3 months extension after the sale. Thus the request for a buyer for your flat to grant you a 3 months extension wouldn't solve your problem.
3) In fact, if you turn away from a seller who needs 3 months extension your choice will be even more limited.
4) Your ideal house might not be in the market for the next 6 months will only build up anxiety than solving your problem in the selling process.
5) You may consider bunking in with your parents or renting a place for 1 year so that you have ample time to wait for your ideal place and renovate it according to your needs.
6) By the way, current renovation schedules are still as slow where not all reno workers from Malaysia are back to Singapore to work.
