Hi,

I have compared the Bartley condos for one of my clients before and have seen quite a number of layouts in Bartley Resi, Botanique and Bartley Ridge. As well as the Gazania and Lilium freehold new launches. Happy to share the same insights about the pros & cons of these condos. Have you considered the Woodleigh area as well? May I know if there is any particular reason you are looking at Bartley area? Perhaps for the Maris Stella school proximity?

As for the current economic sentiment, personally think this will be an ideal window to compare options as buyers have slightly more bargaining power than before. It is unlikely the property market will be significantly affected as interest rates are heading towards zero, and most home owners are not highly leveraged thanks to the TDSR measures put in place in 2013. The authorities are also closely monitoring the situation to ensure a stable and sustainable property market. The situation could settle by end 2020 which would make this window a very good buying opportunity.

There will always be pros and cons for both new launch and resale.
Thus, the main objective will be to determine what do you really want.

There are 4 points which I always tell my clients when come to making a decision of what they want. One of them will be location which you have already highlighted - Bartley area.

It will be best if we can discuss further to know more about what is the best for you and who knows, you might not just limit yourself to bartley area!

As for the economy situation at the moment, I won't deny that the market is bad right now and the price are dropping. But this is also the time where the opportunity arise, waiting for us to pick them up!

Whether to go for a resale condo and a BUC condo, depends on your objectives of the purchase? May I know if you're looking to purchase for your own stay or for investment purpose? Because this may determine which property you should go for.

With regards to the financial uncertainty, I'd say it depends on your personal's job security. If you're a commission earner and relies on sales or you have a high risk of being retrenched, then I'd probably advise you to take a step back for now. If you're a salaried worker and has good job stability with little chance of retrenchment, then I would say this is the best time to go into the market!

In every kind of market situation, there is bound to be opportunities available. Even in a booming market, there can be bad investment, therefore key is always doing sufficient due diligence. Over reliance on one single source of information is often the main reason why investors get burnt. I have a number of prospects who have purchased new launch back in 2012, looking at losses if they were to sell now, based on the recent statistics. I also have clients who purchased brand new EC back in 2015, almost meeting their MOP and exploring options to sell and hoping to get decent profit to move on to a better asset class, however after studying the relevant data, realised that the past 5years allow them to gain only an estimated $100psf on paper, which translates to nonprofit after considering the interests, stamp duties applicable as well as professional fees involved.

Bartley is an upcoming area where a good number of new projects have sprang up over the past few years. With very minimal to separate these projects and the abundance in supply, there is definitely plenty of choices to look at, however, I am just curious why you have shortlisted this area?
