I would like seek for your advice. Recently I have bought a resale hdb and already paid $1000 OTP and exercise $4000 on Sept 2017. By right after we sign the exercise, we can start to book the date for the first appointment. Unfortunately when I ask the agent for the date of appointment he said he will check with the owner which is I agreed we need a date agreed for both buyer and seller. 1 week later I have send a few msg to ask for the update but no reply from the agent. I didn't hired agent caused the seller agent's said he will guild us for the process. During viewing the house the agent told me that the owner will extension for 2 months which I agreed too. But seen like the agent are trying to help the owner to drag our time. For both agreement we should able to get our key Jan 2018, but after the agent drag our time I not think I can get the key as per discuss earlier. Please advice what do I need to do now. Thanks.

Good morning,

Firstly, did you check on the ownership status before signing of the OTP?
Then, it should have been indicated on the OTP as to when is the latest date that the application must be submitted.
However, if the application have not been submitted yet, it is very unlikely that the completion will materialize in Jan 2018.

Hi Mei Chan,

It is true that the seller agent will guide you through the process, but you have to be aware that we own a fudiciary duty to our customer.
Thus the seller agent has to act upon interest of the seller and not towards yourself.

(1) Extension of stay, this has to be declared to HDB during 1st appointment. An extension stay contract has to be sign, and rental can be charge.
This extension will delay your MOP as well as you should be aware off.

(2) It is now last week of Nov, according to latest update on HDB website. The earliest 1st appointment is in 1st week of Feb already.
You will have to wait till sales completion which is HDB 2nd appointment, earliest 6 weeks in express or 8 weeks in normal process.
That will be 2nd week in April or 4th week in April dependent on which process both agreed upon.
With the 2 months extension, the earliest you can take over is in Jun 2018.

(3) The only option you have now is to continue to contact seller agent to negotiate for confirmation on the 1st appt date as soon as possible.
Because the situation may drag further if no action upon it. You may also check the OTP signed on what kind of time frame you had allowed seller to delay on confirmation of 1st appointment.
The longest time frame I've come across was 90 days.
