Dear Property agents,

I have a 5-room HDB that I own fully paid for (no loans).

Since I dont have any dependents, I have decided to give my property, by my free will, to my tenant, a foreigner working here (Employment Pass Holder).

I had already prepared my will in this regard.

How can I transfer my HDB unit? As a foreigner she is the receiver.

What is the procedure for this? Is it classified as Transfer of Flat (HDB) Ownership, but she is not related to me, in that case, can she receive the property from me legally for her to own it as her own?

As I learn it is our free will to give our property to anyone we wish to give it to, in this case, I would appreciate your feed back.

Afternoon,

WILL can only be activated upon your death, hence it will be an inheritance to your beneficiary. As for this component, I doubt HDB can do much about it, as you are the lessee of the unit and you have paid for the entire lease. However, being employment pass holder, she might not fulfill the necessary requirements to hold your unit as beneficiary. She can be your adminstator though. As for transfer, while you are still alive and kicking, I doubt it can take place as HDB is public housing hence your tenant must fulfill the necessary requirements.
