Dear gurus,

I need advice on buying of home. I am eligible to buy under the single scheme. I hope to invest in a home, through either rental or future sales of home in 5-10 years, best both. With my budget of $550- $600 , should get I a hdb or shoe box condo? which location and type. Thank you.

Hi,

If your objective is potential capital appreciation, getting a private property in a growth area might be more suitable. The government has mentioned they will keep hdb resale prices affordable and hdb is more for own stay rather than investment purposes.

If you are looking at an investment point of view, it MUST BE condo.

1) Buying a HDB will cause you to lose 5 years of rental income, as you will have to fulfill 5-year MOP before being able to rent out the whole unit.

2) In a market up cycle, prices of private properties will outperform HDB prices, as shown many times in history.

3) SG Government has many times emphasized that HDB is for own occupation, and they are determined to maintain affordability for young couples. So, how can you expect tremendous upside for HDB?

I think the first step for you would be to speak to a banker, to assess how much can you loan. Then, from there we can proceed to work out a shortlist of suitable units.

In today's Buyers' market, you have plenty of choices. But which is actually a good buy? It will take a prudent investor to make an astute decision. A right decision today, and you can reap the rewards in the years to come, but a bad decision today, you will end up being stuck with a property with little or no appreciation.
