I have rented out a room to a new tenant through agent recently. The tenant likes the room and had paid the one month deposit. He intends to move in early next month. In between there were some amendments in the TA. TA is ok amended according to the tenant requests. Suddenly the tenant wants to get the one month deposit back due to haven’t signed the TA, agent told me that this is between landlord and tenant business. Can I refuse to refund the full deposit? What should I do? Please help! Thank you.

Hi, yes you could choose to refuse to refund the deposit.
